Investigating the Situation
Upon arrival, we assessed the job site. A 50-gallon natural gas water heater, in service for over a decade without maintenance, was leaking from the relief valve, causing a flooded basement. To pinpoint the issue, we conducted a water pressure test, revealing a high PSI of 80—exceeding the recommended range.
High water pressure stresses the tank, leading to cracks and potential leaks. It can wear out the T&P valve, risking improper closure and further leaks. Elevated pressure also strains fittings and connections, causing potential leaks.
Recognizing the severity of the leak and its flooding impact, we recommended a replacement over repair, as repairs would be temporary. Given the age and lack of maintenance, the homeowners promptly approved the water heater replacement as a reliable solution.
Water Heater Replacement Process
With the homeowner’s approval, we proceeded to remove the old water heater carefully and efficiently. We then installed a new 50-gallon natural gas water heater. In addition to the replacement, we installed a new expansion tank, drip pan, and a 3/4” emergency shut-off valve above the water heater. Furthermore, we added a 3/4” master shut-off valve at the main line below the pressure regulator valve, as well as a new 3/4” pressure regulator valve.
Testing and Assurance
The installation of the new water heater was completed successfully. We adjusted the temperature to a safe 130 degrees and ensured there were no leaks. With a six-year warranty on the tank and a two-year warranty on parts, our customers can rest assured of the quality and durability of the installation.
Additionally, we installed a pressure expansion tank on the water heater to extend its lifespan by relieving excess pressure when the water inside heats up.
