Continuing with our buying a house series, another important plumbing feature to check prior to the purchase of a home is the sewer. If you are in the market for a new (to you) home, this is probably the last thing on your mind. However, if you are buying an older home, this is a must do!

So, what counts as an older home? Any home that is older than 20 years. If you are looking for homes now, that covers any home that was built prior to 1997.

When?

You want to get a sewer line inspection before you purchase your home. If we find an issue and the sewer line or septic tank needs to be fixed or replaced, you can leverage that in your contract. If you have already purchased the home, you will be solely responsible for the costs.

Why?

There are many reasons to get a sewer line inspection, including:

• General Information

The seller of the house may not disclose (or know) much information about the sewage system, but you will want to find out before you buy the house what material it is made of and when it was installed. If it has a septic tank, you’ll need to know the location of the tank.

• Clogs / leaks

A common issue with septic systems is having clogs caused by debris buildup or even leaks. You want to check to make sure that the system is working correctly and no water is springing up from anywhere on the lawn.

• Overgrown tree roots

It is not uncommon for tree roots to grow into a sewer line. The roots find small openings and then grow into the sewer line, mixing with sewer debris.

• Age

As with anything, age plays a factor in overall performance. If your sewer line is old and has not been regularly serviced or maintained, it probably needs to be replaced.
